Senior Site Manager

About the role

GemLife is seeking a Senior Site Manager to lead the delivery of its new 215‑apartment modular vertical resort in Currumbin Waters. Reporting to the CEO of QA Build and the Head of Special Projects, you will coordinate structural works, modular installation and complex site logistics to bring the high‑rise development to completion.

Key responsibilities

• Lead a team of plant operators, labourers and contractors to deliver project milestones on time and within budget.
• Manage site logistics, structural sequencing and vertical build processes across multiple construction stages.
• Oversee health and safety compliance, ensuring OHS standards are met on a live construction site.
• Collaborate with a dedicated Contracts Administrator and maintain clear communication with all stakeholders.
• Supervise large subcontractor workforces, coordinating multiple trades and civil works.
• Monitor project budgets, timelines and quality standards, addressing issues proactively.

Required profile

• Valid QBCC Supervisor Licence (essential).
• Proven experience delivering high‑rise or complex multi‑storey construction projects valued at $50 m+.
• Background in commercial or large‑scale residential developments with exposure to civil works.
• Strong understanding of structural sequencing, vertical builds and complex site logistics.
• Experience managing large subcontractor teams and coordinating multiple trades.
• Trade background, preferably carpentry, with solid construction methodology knowledge.
• Demonstrated ability to maintain safe, compliant sites and strong problem‑solving skills.
• Digital competence with Onsite Companion or similar site‑management systems.
