Senior Property Manager – $130k + Parking + Commissions

About the role

This full‑time, office‑based position is designed for an experienced Senior Property Manager who wants to focus on landlord relationships and portfolio performance without the routine tasks of inspections, open homes, or trust accounting. You will oversee a well‑maintained portfolio of roughly 160 residential properties while a dedicated support team handles day‑to‑day operational duties.

Key responsibilities

• Manage a portfolio of ~160 residential properties, ensuring high occupancy and performance.
• Develop and maintain strong relationships with landlords, providing exceptional customer service.
• Oversee portfolio strategy, rent reviews, and compliance with NSW residential tenancy legislation.
• Collaborate with a dedicated Property Officer, Leasing Executive, and Accounts Officer who handle inspections, leasing enquiries, and trust accounting respectively.
• Report on portfolio metrics and contribute to continuous improvement of processes.

Required profile

• Proven experience in residential property management.
• In‑depth knowledge of NSW residential tenancy legislation.
• Excellent communication and relationship‑building abilities.
• High attention to detail and strong organisational skills.
• Current Certificate of Registration, Class 2 or Class 1 licence.
