Facility Manager - CBD Commercial Asset

About the role

JLL is hiring a Facility Manager or Senior Facility Manager for a significant, high-profile commercial asset in Sydney's CBD. The role takes full ownership of property operations, manages Opex and Capex budgets and builds strong relationships with clients, tenants and colleagues. It is an on-site position.

Key responsibilities

• Develop and implement operational strategies to optimise building performance and set key performance indicators.
• Manage Opex and Capex budgets, including monthly forecasting and cost control.
• Oversee facility maintenance, including preventative and corrective programs using JLL's Prism system.
• Act as the main point of contact for the client, giving regular operational updates and collaborating on capital improvement projects.
• Build relationships with tenants, handle concerns and manage move-ins and fit-outs.
• Maintain health and safety programs, ensuring contractors meet Cm3 prequalification and sign-in requirements.
• Run regular risk assessments, mitigation strategies and emergency preparedness procedures.
• Prepare and present monthly operational and financial reports to senior management and stakeholders.
• Work with on-site teams to foster collaboration.

Required profile

• Extensive experience in commercial property or facilities management, especially CBD commercial office assets.
• Strong financial acumen managing complex operational and capital expenditure budgets.
• In-depth knowledge of health and safety regulations, building codes and risk management.
• Experience supervising contractors and managing service providers against SLAs.
• Excellent communication skills and a track record of building trust with clients and tenants.
• Relevant tertiary qualification in Facilities Management, Property, Engineering or a related field.
• Experience leading and mentoring team members and supporting their wellbeing.
• Crisis management and conflict resolution skills.

Required skills

• Experience using JLL's Prism system or equivalent property management software.
• Knowledge of building codes and risk management.
