Business Development Manager – Commercial Construction

About the role

Join an established Sydney commercial builder focused on Fit Out and Heavy Refurbishment projects. Reporting directly to the Managing Director, you will own the identification, development and conversion of new business opportunities across the Sydney commercial construction market.

Key responsibilities

• Identify and develop new commercial construction opportunities across Sydney.
• Leverage established relationships with clients, consultants, developers, asset owners and key decision‑makers.
• Introduce the business to new clients, sectors and project opportunities.
• Build relationships early in the project lifecycle, well before formal tender processes.
• Develop a quality pipeline of Fit Out and Heavy Refurbishment projects valued up to $20m+.
• Work closely with the Managing Director to identify and pursue strategic growth opportunities.
• Strengthen relationships with existing clients and develop repeat business.
• Provide market intelligence on upcoming projects, clients and industry activity.
• Represent the business at client meetings, presentations and industry events.

Required profile

• Proven business development experience within a commercial building head contractor.
• Established network across the Sydney construction and property market.
• Strong relationships with clients, consultants, developers, asset owners or other key decision‑makers.
• Experience generating and converting new construction opportunities.
• Understanding of Fit Out, Heavy Refurbishment and commercial construction delivery.
• Ability to identify opportunities early and develop relationships into genuine project pipelines.
• Strong commercial awareness and judgement to pursue the right projects.
• Confidence dealing directly with business owners, directors and senior executives.
• Proactive, relationship‑driven approach and ability to work independently while contributing to the leadership team.
