Residential Property Manager – 5:2 roster in Gove

About the role

Sodexo is looking for an experienced Residential Property Manager to join its Accommodation Services team in Gove, Northern Territory. You will manage a residential housing portfolio, support tenants, ensure compliance and deliver high‑quality customer service.

Key responsibilities

• Manage housing applications, assessments, approvals and tenancy reviews.
• Prepare, execute and administer tenancy agreements and related documentation.
• Coordinate leasing activities, including ingoing, vacating and tenancy transfers.
• Conduct Property Condition Reports, routine inspections and final bond inspections.
• Manage maintenance requests and ensure timely rectification works.
• Ensure compliance with tenancy legislation, safety requirements and building regulations.
• Administer bonds, tenant damage recovery and tenancy‑related reporting.
• Process home improvement requests and property modifications.
• Mediate tenancy disputes and facilitate resolutions.
• Maintain accurate property records and prepare client reporting.

Required profile

• Demonstrated experience in end‑to‑end residential property management.
• Strong knowledge of tenancy legislation and best practices.
• Excellent organisational skills with attention to detail.
• Outstanding communication and stakeholder management abilities.
• Customer‑focused approach with high service standards.
• Ability to work autonomously and as part of a team.

Required skills

• Intermediate Microsoft Office proficiency.
• Experience with property management systems.
