Asset Manager - Property Portfolio

About the role

Public Sector People is recruiting an Asset Manager for an established, purpose-led organisation based in Sydney, NSW. The role focuses on understanding the condition and performance of existing properties, identifying priorities and developing plans to maintain and improve the portfolio over time, balancing immediate maintenance needs with longer-term investment decisions and the needs of property users.

Key responsibilities

• Develop and maintain asset management plans based on property condition, risk and future requirements.
• Coordinate condition assessments and use their findings to prioritise maintenance and capital works.
• Prepare planned maintenance programmes and lifecycle forecasts.
• Support budget preparation, expenditure monitoring and investment recommendations.
• Maintain accurate asset information to support reporting and decision-making.
• Work with contractors and consultants to deliver property improvements.
• Identify ways to improve asset performance, maintenance processes and value for money.
• Build relationships with property users to understand local needs and communicate priorities.

Required profile

• Experience managing physical property assets and an understanding of how effective planning keeps buildings well maintained and functional.
• Background such as community housing, education, aged care, government, commercial property or another organisation with a varied property portfolio.
• Ability to manage budgets, contractors and competing demands.

Required skills

• Property asset management, building surveying, facilities or a related discipline.
• Knowledge of building condition assessments, maintenance planning and lifecycle costing.
• Experience prioritising works across multiple properties.
• Turning property data into clear, practical recommendations.
• Strong stakeholder skills and a collaborative approach.
