Senior Contracts Administrator / Quantity Surveyor

About the role

Randstad is recruiting, on behalf of a premier property group and its in-house construction arm, a Senior Contracts Administrator or Quantity Surveyor for a 30+ story luxury development in inner Brisbane. The developer-builder handles everything from architectural concept to final handover, and the role leads and controls the commercial backbone of the project, managing the head contract between builder and developer to keep the project cash positive.

Key responsibilities

• Manage the commercial elements of the head contract between builder and developer
• Compile, submit and negotiate head contract variations; estimate pricing for client-upgrade options; evaluate and finalise provisional sums for procurement and bespoke finishes; issue formal notices on variations
• Oversee, compile, submit and agree total progress claims through to payment processing, reconcile them against supplier and subcontractor invoices, and support financial account management and reporting
• Manage forecasting models, including time-based preliminary costs and trade variation impacts
• Administer subcontractor accounts across structure and services trades, covering monthly claims, variations and deeds of release
• Gather market pricing, evaluate trade packages, compile recommendations and award tenders in line with the procurement schedule

Required profile

• Proven experience as a Contract Administrator, Senior CA or Quantity Surveyor on high-density residential or commercial tower builds
• Degree in Construction Management, Quantity Surveying or a related discipline
• Full Australian working rights

Required skills

• Strong commercial acumen and relationship-building with clients, consultants and subcontractors
• Proficiency in head contract administration, financial reporting, forecasting, cash-flow reconciliation and margin preservation
