Project/Program Manager – APAC Entitlements & Environmental Due Diligence

About the role
We are looking for a Project/Program Manager to lead entitlements and environmental due diligence (EDD) activities across the APAC region. The role will coordinate with permitting and environmental vendors, and work closely with internal asset management, construction, and design teams to ensure permitting processes are aligned with project schedules.
Key responsibilities
- Coordinate with onboarded permitting and environmental vendors to execute Due Diligence Risk Screenings for new APAC site candidates.
- Track and manage all permitting activities, including zoning, land‑use, conditional use, building, and environmental permits.
- Maintain permit tracking databases and dashboards, providing accurate status reporting on timelines, expirations, and approval conditions.
- Collaborate with regional Site Asset Management, Construction, and design/engineering teams to align permitting timelines with project schedules.
- Prepare regulatory licensing paperwork in partnership with internal teams and third‑party vendors.
- Monitor environmental due diligence deliverables such as Phase I ESAs and risk screenings for completeness and compliance.
- Identify permitting risks, escalate blockers to leadership, and recommend resolution paths.
- Create and present status reports, client documents, and presentations on permitting progress and EDD completion.
- Manage ongoing permit documentation, expiration tracking, and fulfillment of permit conditions.
- Support integration of permitting workflows with environmental assessments and construction timelines.
Required profile
- 5+ years of experience in land use, permitting, entitlements, or environmental due diligence.
- Experience with international permitting processes, preferably in APAC markets.
- Proven ability to coordinate across multiple vendors and internal stakeholders in a fast‑paced environment.
- Strong project management skills with experience tracking complex, multi‑jurisdictional workstreams.
- Excellent written and verbal communication skills.
- Detail‑oriented, organized, and able to deliver results with a high sense of urgency.
- Ability to work across time zones and coordinate with distributed teams.
Required skills
- Smartsheet (or similar permit tracking/project management tools).
