Development Manager

About the role

DCOH is seeking a Development Manager to lead major residential subdivision projects in Darwin, overseeing the full lifecycle from feasibility to construction completion.

Key responsibilities

• Lead development projects through feasibility, planning approvals, construction and final delivery.
• Prepare and manage budgets, cash‑flow forecasts, cost controls and programme schedules.
• Oversee preparation and submission of Development Applications and other regulatory approvals.
• Coordinate multidisciplinary consultants, contractors and internal teams to ensure effective delivery.
• Monitor project performance, manage risks and implement mitigation strategies.

Required profile

• 5+ years delivering medium to large‑scale residential development projects.
• Tertiary qualification in Property Development, Construction Management, Civil Engineering, Urban Planning, Project Management or related field.
• Strong commercial acumen with experience in financial modelling, budgeting and cash‑flow forecasting.
• Proven ability to manage consultant teams, contractors, authorities and key stakeholders.

Required skills

• Knowledge of planning approvals and Development Applications (DAs).
• Experience in contract management and construction delivery.
• Ability to assess and manage project risks.
• Excellent communication, negotiation and stakeholder management.
