Commercial Manager

About the role

DCOH is seeking a Commercial Manager to lead commercial activities on complex construction projects in Darwin. The role combines contract administration, risk management and financial oversight to ensure projects are delivered on budget and to client expectations.

Key responsibilities

• Lead all commercial activities across technically complex projects, ensuring contractual obligations are met.
• Oversee head‑contract administration, progress claims, variations and notices.
• Develop and execute procurement strategies for all trade packages.
• Provide cost and contractual input during design development and project planning.
• Monitor project costs, maintain rolling forecasts and produce monthly financial reports.
• Review subcontractor claims and variations for compliance and cost alignment.
• Maintain accurate commercial documentation, records and audit trails.
• Offer commercial guidance to project managers, site teams and design consultants.
• Mentor Contracts Administrators and junior staff.
• Represent DCOH in negotiations and formal communications with clients, subcontractors and consultants.

Required profile

• Degree qualified in Construction Law, Engineering, Construction Management, Quantity Surveying or a related discipline.
• Minimum 10 years experience delivering the commercial function on large‑scale building or infrastructure projects.
• Deep understanding of construction contracts (AS, GC21 or equivalent) and relevant legislation.
• Proven expertise in procurement, tendering, subcontractor management and contract negotiation.
• Experience managing project budgets, cash flow and financial reporting from pre‑contract to final account.
• Ability to identify, assess and mitigate commercial risk across design and delivery phases.
• Strong communication and leadership skills with a collaborative, solutions‑focused approach.
