Financial Controller – Property Development

About the role

This is a broad, hands‑on finance leadership position reporting directly to the CFO of a privately owned construction and property development group. You will shape the finance function, support business growth and help implement a new accounting ERP system.

Key responsibilities

• Lead month‑end and year‑end reporting, management accounts, balance‑sheet control and cash‑flow reporting.
• Oversee project costing, WIP, revenue recognition, cost‑to‑complete forecasting, progress claims and project margins.
• Manage rolling cash‑flow forecasts, working capital, billings, collections and supplier payments.
• Lead budgeting, forecasting and variance analysis, providing commercial insight to management.
• Oversee BAS, GST, payroll tax, audit and other statutory compliance requirements.
• Provide financial oversight across the residential and commercial property portfolio.
• Lead, coach and develop the finance team.
• Support ERP selection, implementation, data migration, testing and user adoption.
• Review property development feasibility models and advise on funding, cash‑flow, returns and risks.
• Assist the CFO with executive and Board reporting, commercial analysis and strategic initiatives.

Required profile

• CA, CPA or equivalent qualification.
• Proven experience as a Financial Controller, Finance Manager or senior finance leader.
• Strong background in financial reporting, balance‑sheet, cash‑flow, budgeting, forecasting and compliance.
• Experience leading and developing a finance team.
• Advanced Excel and strong ERP/financial systems capability.
• Excellent communication skills and ability to constructively challenge assumptions.
• Experience in construction, property development or other project‑based environments is highly advantageous.
