Financial Controller – Managed Funds

About the role

This role joins an ASX‑listed REIT reporting line under the Head of Finance. The Financial Controller – Managed Funds will own all operating and financial control functions for the managed‑fund portfolio, including month‑end close, statutory compliance, audit, treasury, debt compliance, unit pricing, tax and distributions, while leading a team of four direct reports. The position also supports strategic initiatives such as new fund launches, asset acquisitions and disposals, capital raises and refinancing, and drives process‑improvement and system projects to sustain portfolio growth.

Key responsibilities

• Deliver timely and accurate month‑end close for all managed funds, overseeing outsourced providers and ensuring asset‑level information is reported correctly.
• Produce fund‑level accounting deliverables each month, including profit & loss, balance sheet, reconciliations and cash flow statements.
• Calculate and publish unit prices, distributions and quarterly financial reports within required timeframes.
• Ensure compliance with fund governing documents and statutory reporting obligations.
• Coordinate year‑end and half‑year statutory reporting, audit preparation and income‑tax activities across the portfolio.
• Provide valuation support for fund properties and supply information for board reporting.

Required profile

• CA or CPA qualification.
• Minimum ten years of experience as a Financial Controller, preferably within managed funds or REIT environments.
• Proven experience leading a finance team and managing external service providers.
• Demonstrated ability to support strategic initiatives such as fund establishment, acquisitions, capital raising and refinancing.
