Business Development Manager - Construction (Fit-Out)

About the role

An established commercial construction business specialising in design and construct (D&C) fit-out projects is looking for a commercially minded Business Development Manager in Brisbane. The role is hands-on and suits someone who understands the commercial construction and fit-out market and can turn relationships and opportunities into secured projects. Working with the Senior Leadership team, you own the front-end business development process, from identifying opportunities and understanding client needs to developing solutions, coordinating pricing, presenting proposals and negotiating outcomes.

Key responsibilities

• Proactively identify and generate new construction and D&C project opportunities in the commercial, hospitality and retail sectors.
• Develop and maintain relationships with clients, leasing agents, tenant representatives and referral partners, and nurture existing ones for repeat business and referrals.
• Understand client briefs, budgets, programmes and project expectations, then prepare and present professional proposals.
• Manage client follow-ups, proposal revisions and commercial negotiations, including pricing, fees and contract terms within agreed authority.
• Convert opportunities into profitable secured projects and meet agreed revenue and margin targets.
• Coordinate project handovers with the Design and Operations teams, keeping client, scope and commercial information clear.
• Maintain client relationships during project delivery and identify further opportunities.

Required profile

• Background as a BDM in commercial construction, fit-out or D&C, or as a commercial leasing agent, tenant representative or tenant advisory professional with strong property relationships.
• Strong networking and relationship-building skills, commercial acumen and a proactive approach to generating opportunities.
• Confidence to negotiate and secure new business; dedicated BDM experience is not essential if you have the right industry connections.
