Commercial Manager – Construction Projects

About the role

We are seeking a commercially‑driven Construction Professional to lead the commercial function on a technically complex project in Darwin. The Commercial Manager will ensure contractual obligations are met, risks are managed and the project delivers strong financial performance.

Key responsibilities

• Administer the head contract, progress claims, variations and notices.
• Develop and execute procurement strategies across all trade packages.
• Provide cost and contractual input during design development and project planning.
• Monitor project costs, maintain rolling forecasts and produce monthly financial reports.
• Review subcontractor claims and variations for compliance and cost alignment.
• Maintain accurate commercial documentation, records and audit trails.
• Advise project managers, site teams and design consultants on commercial matters.
• Mentor Contracts Administrators and junior staff and represent DCOH in negotiations with clients, subcontractors and consultants.

Required profile

• Degree in Construction Law, Engineering, Construction Management, Quantity Surveying or related discipline.
• At least 10 years’ experience delivering the commercial function on large‑scale building or infrastructure projects.
• Deep understanding of construction contracts (AS, GC21 or equivalent) and relevant legislation.
• Proven ability to manage project budgets, cash flow and financial reporting from pre‑contract to final account.
• Strong capability to identify, assess and mitigate commercial risk across design and delivery phases.
• Excellent communication and leadership skills with a collaborative, solutions‑focused approach.
