Financial Controller – Immediate Start (Property)

About the role

We are seeking an experienced Financial Controller to join a well‑established property organisation on an immediate‑start, three‑month contract. The role is based in the CBD and offers the chance to influence strategic financial decisions across the business.

Key responsibilities

• Lead the development of the annual three‑way budget (income statement, balance sheet, cash flow).
• Maintain and update a financial model to support strategic planning, investment decisions and risk assessment.
• Analyse quarterly financial and operational performance and present insights to the Board.
• Manage end‑to‑end monthly payroll, ensuring accuracy and statutory compliance.
• Process and lodge PAYG, superannuation and other employer obligations on time.
• Review and ensure accurate BAS preparation and lodgement.
• Support corporate finance activities including loan reviews, refinancing and short‑term investment management.
• Oversee year‑end financial reporting, audits and compliance with IFRS/AASB 16.
• Coordinate taxation processes with external advisors to ensure timely, compliant tax returns.

Required profile

• Tertiary qualification in accounting, finance or a related field.
• Professional certification such as CPA or CA.
• Proven experience in financial management within the property industry.
• Strong knowledge of financial regulations and compliance requirements.
• Leadership and team‑management capabilities.
• Ability to analyse complex financial data and provide actionable insights.
• Excellent communication and stakeholder‑management skills.
